Tough economic times have forced many Richmonders to take a closer look at their finances. Carrying this careful accounting into the recovery may help many of us repair the damage of this downturn more quickly once the recovery begins. Here are some wonderful resources I’ve found in the last few months.

How much can you afford for rent or a house payment (plus utilities)? This calculator helps you figure out the upper limit you don’t want to go over (or maybe want to stay well below).

Speaking of utilities, ALWAYS find out the average utilities by calling the City of Richmond and Dominion before you sign a contract to buy or rent. Older housing can be shockingly leaky, especially if not much insulating has been done. Low income households actually pay HIGHER utility bills than middle income households because they find themselves living in poorly insulated properties. Since rent and sale price are both negotiable, sky high utilities can be a good point upon which to negotiate down sale price or rent. My favorite way to save on utilities is a programmable set-back thermostat. I bought one 4 years ago and have moved it with me several times since I was renting. The forty dollar outlay was easily made back in one year. Why pay to cool and heat when you’re at work? I love that thermostat.
