The first of 2 studies looking at potential uses of City Stadium has come back and perhaps surprisingly recommends residential use of the property. Graham Moomaw’s piece in today’s RTD has the details:
The panel’s first suggested concept puts 10-20 single-family homes to the west of the stadium as a “buffer” with the neighborhood, puts up to 300 apartment units on the bowl itself and adds 250 more units on what is now the parking lot.
The second concept combines the parcels into a potentially gated senior community that would involve 20-30 homes for independent living with assisted living and care facilities.
The third concept essentially blends the site into the rest of the neighborhood by adding roughly 100 single-family homes or a higher number of townhouses.
This study was an exploration of the “highest and best use” of the land at City Stadium if completely redeveloped. Neighbors have feared the report would suggest high-density or retail/commercial use of the property.
