Local Commercial Real Estate Company Moving Headquarters To Former S&K Operations Center

Richmond-headquartered Thalhimer Commercial Real Estate will relocate its corporate office to a development project on West Broad Street next to Interstate 64 in Short Pump. TGM Realty Investors, Inc., a subsidiary of Thalhimer, is building and renovating an 85,000 square foot mixed-use project that formerly housed S&K Menswear’s corporate headquarters.

Thalhimer Center, as the project will be known, is already fully leased, according to company officials. Other tenants in the project will include TD Ameritrade, which will take over a former S&K retail store, and the Richmond campus for Stratford University, which will be where the former S&K distribution center and warehouse once were. The building was partially demolished and partially remodeled.  Thalhimer’s new headquarters will encompass approximately 25,000 square feet of office space after an extensive renovation of the existing office building.

Built in the mid-1980s, the main structure on the property housed all of now-defunct S&K Menswear’s corporate offices and the menswear storage and distribution center. In February, plans were announced for Stratford University to take over the building.

TGM Realty Investors purchased the corporate offices, attached 110,000 square foot warehouse and adjacent S&K retail store for $5.6 million in 2009, in attempt to help the former retailer raise cash and stay afloat.

Paul F. Silver, President and CEO of Thalhimer, expressed his excitement over the project. “This project highlights the full service capabilities of Thalhimer. Our development company, TGM Realty Investors, identified this property as an attractive location and was able to acquire the real estate through a bankruptcy auction.”

Silver says Thalhimer’s commercial property management group will manage the day to day operations once the tenants occupy the space. The company will relocate over 90 associates to the new corporate headquarters. In addition to Richmond, Thalhimer has offices in Virginia Beach, Newport News, Fredericksburg, Lynchburg and Roanoke.

“Once our team conducted a market study and analysis, we realized the Broad Street location provided a great opportunity to improve Thalhimer’s space, and be in a great location to serve our clients in the greater Richmond area and across the Commonwealth,” Silver continued.

There’s no word on when the entire project will be completed, but renovation efforts are currently in full swing.
