Townhouses on the way for Bliley Road

Site will include a “storm water pond — designed as an amenity — and a walking trail”.

Pending final site plan approvals from the city planning commission, Riverside Heights a development 59 townhouses, will be going in off of Bliley Road not that far from Forest Hill Avenue (I couldn’t find the exact location). This wouldn’t have been possible without a zoning change allowing townhouses that was granted in July 2012.

According to Richmond BizSense.com work could start as early as this summer.

Hope Equity will prepare the lots and install the infrastructure. It will then sell the lots to a builder. The company’s managing director Ed Mitchell said he is in negotiations with Ryan Homes, Richmond’s most active home builder according to the BizSense List.

Mitchell said that section of the Southside, located near James River Park and Stony Point Fashion Park, doesn’t have a lot of townhouse-style options.

“We’re excited about that product at that location because it’s such a great location with access to amenities,” he said.

    The townhouses will be located in the vacant land behind the big white Victorian house on the corner. There are around 10 acres of vacant land in several lots between Bliley and Limerick. We’re expecting some traffic calming measures along Bliley Road as part of this.

    What a loss of natural land on a street that is already bustling with heavy traffic. Whoever approved of this zoning and let it go forth must not be aware that foreclosed houses are for sale up and down Forest Hill. To me it seems that if a community is to survive this quick type housing would have been sidelined and city council and contractors would promote helping families move into these otherhouses. If it goes through, which it sounds like it has, let’s hope that more crosswalks and sidewalks are placed in 45 mph areas between Bliley and Powhite.

    We live right on the edge of this proposed townhouse community. We bought this house because of the surrounding woods. There is so much wildlife that will be displaced and so many trees cut down all for the sake of making a buck. We’re disappointed with the citys decision to move forward with this project. people do not obey the speed limit on Bliley rd as it is now. Its a cut through rd that does not need anymore traffic. We would rather see the property turned into a park or a small hiking trail. This is area is called Forest Hill for a reason. May as well change the name to Townhouse hill.

    Councilwoman Graziano was the one who approved this zoning change. She heard from a lot of concerned neighbors over and over again but went ahead and supported the development anyway. There will be more traffic than ever on Bliley, and the abatement measures are not enough to stop the speeding. I bet when these townhomes don’t sell as quickly as Ryan wants, the price on the townhomes will drop, as will our home values. I agree with Ms. Worris and Ms. Batten on their comments. We don’t need any more townhomes, especially with the huge development by Stony Point.

    This development is completely unnecessary. Clearing this land takes away from the charm of a great neighborhood, and it is displacing wildlife. Furthermore, the last thing Bliley Road needs is additional traffic.
